Seal It in August, Fix It in September, Not January

Rodents in South Lake Tahoe don’t show up randomly. They follow the mountain. Once you see the pattern, the case for a pre-season inspection makes itself:

September-October: The first-snow rush. Our busiest season, every year. The first cold snap hits, and deer mice that spent the summer in the forest start looking for warmth. This is when the scratching starts and everyone calls at once.

November-March: Deep winter. The mice that got in during October are settled into attics and wall voids, breeding on a 3-week gestation that doesn’t pause for winter. Snow buries the foundation, hiding exterior entry points. We do winter work, but everything is slower and harder.

June-August: Summer breeding. Mice are outside and calls drop off. But the population around your property is growing at full speed – one pair produces 60+ offspring a year. Come September, that bigger population wants winter shelter. Your house is right there.

August is prep month. Good weather, visible foundation, accessible attic, and the mice haven’t started moving yet. An inspection and exclusion done in August means you’re sealed before the rush. August you has a choice. Seal the house now, or meet us in January. One of those is a lot more pleasant. Call (XXX) XXX-XXXX or get a free inspection.

  • Free 45-minute inspection – exterior, roofline, attic, and crawlspace with a written photo report.
  • Seal before the rush – exclusion in August beats removal in January, every time.
  • Annual, not once-and-done – snow damage creates new gaps every year.

When exactly should I book the inspection?

August is ideal. September works too – you’re still ahead of the first-snow rush. If you call us in October, we’ll still come out, but you’re now competing with every other homeowner in Tahoe for scheduling.

Is the inspection really free?

Yes. Full property walkthrough, written report with photos, straight answers. No charge, no obligation. If we find nothing, we’ll tell you that too.

What if it already snowed? Is it too late?

No – it’s just harder. We can still inspect and do interior work, trap active mice, and seal accessible entry points. But exterior foundation work under snowpack has to wait for a melt. Call anyway. Waiting until spring just gives the colony five more months.

Why Rodent Killer

  1. Access. In August, we can walk your entire foundation and see every gap. In January, four feet of snow hides half the exterior entry points. Interior-only winter work is a partial fix.
  2. Scheduling. During the October rush, everyone’s calling and you’re waiting days. In August, we’re usually there same day or next day, on your schedule – not in crisis mode.
  3. Cost of waiting. Pre-season exclusion starts at $349. Wait until January and it’s removal ($199) plus exclusion ($349) – because now mice are inside too. Plus the damage they did all fall: chewed wiring, ruined insulation, contaminated pantry.
  4. We see what you miss. Rub marks, foam “repairs” with fresh chew holes, old nesting sites in the attic – we find what DIY checks walk right past. Snow damage creates new gaps every year, which is why the inspection is annual.

What’s Included in Our Pre-Season Inspection

Step 1: Exterior Walk-Around

Around the entire house – foundation, sill plate, crawlspace vents, dryer vent, AC line penetrations, plumbing entries, garage door seals, and the roofline from the ground. We look for gaps the size of a nickel or bigger, gnaw marks, rub marks, and droppings – plus woodpiles and brush against the foundation, which is mouse habitat pressed against your house.

Step 2: Roofline and Eave Check

Ladder up. Every vent, every gap where the roof meets the wall, every pipe boot and chimney flashing. Ice dams lift flashing and snow load cracks vent screens over winter – even a house sealed last year develops new gaps. We find them.

Step 3: Attic Inspection

Up into the attic with a flashlight: droppings, nesting material, gnawed wires, compressed insulation, entry points from the inside. If mice were in there last winter and nobody knew, we’ll find the evidence.

Step 4: Crawlspace Check

Under the house: foundation vents, torn screens, gaps around pipes, signs of burrowing. The crawlspace is where many Tahoe homes are most vulnerable – and the place homeowners check the least.

Step 5: Written Report and Your Options

You get a written report showing every entry point, every sign of activity, and exactly what we recommend – with photos. No pressure, no scare tactics. Nothing found, house is tight – great, you’re set for winter. Entry points found, no active mice – full exclusion starts at $349. Entry points plus active mice – one-time removal starts at $199, removal plus full exclusion starts at $349.

Pre-Season Inspection FAQs – South Lake Tahoe, CA

August is ideal. September works too – you’re still ahead of the first-snow rush. If you call us in October, we’ll still come out, but you’re now competing with every other homeowner in Tahoe for scheduling.

Usually 45 minutes to an hour for a typical single-family home. Larger properties or homes with crawlspaces and attics that need a thorough look can run longer. We don’t rush it – the whole point is finding everything.

Yes. Full property walkthrough, written report with photos, straight answers. No charge, no obligation. If we find nothing, we’ll tell you that too.

Then we talk through your options on the spot. One-time removal starts at $199. Removal plus full exclusion starts at $349. Most pre-season finds are entry points without active mice yet – which is exactly why you booked early.

Usually, yes – especially in August and September before the rush. During the October peak, scheduling gets tighter. Another reason to book early.

More than anyone. A vacant house through winter is the highest-risk property in Tahoe. Get the inspection and exclusion done in August, and put the monthly monitoring plan ($49-$59/month) in place while you’re gone.

No – it’s just harder. We can still inspect and do interior work, trap active mice, and seal accessible entry points. But exterior foundation work under snowpack has to wait for a melt. Call anyway. Waiting until spring just gives the colony five more months.
