Rodents in South Lake Tahoe don’t show up randomly. They follow the mountain. Once you see the pattern, the case for a pre-season inspection makes itself:
September-October: The first-snow rush. Our busiest season, every year. The first cold snap hits, and deer mice that spent the summer in the forest start looking for warmth. This is when the scratching starts and everyone calls at once.
November-March: Deep winter. The mice that got in during October are settled into attics and wall voids, breeding on a 3-week gestation that doesn’t pause for winter. Snow buries the foundation, hiding exterior entry points. We do winter work, but everything is slower and harder.
June-August: Summer breeding. Mice are outside and calls drop off. But the population around your property is growing at full speed – one pair produces 60+ offspring a year. Come September, that bigger population wants winter shelter. Your house is right there.

When exactly should I book the inspection?
August is ideal. September works too – you’re still ahead of the first-snow rush. If you call us in October, we’ll still come out, but you’re now competing with every other homeowner in Tahoe for scheduling.

What if it already snowed? Is it too late?

What’s Included in Our Pre-Season Inspection
Step 1: Exterior Walk-Around
Around the entire house – foundation, sill plate, crawlspace vents, dryer vent, AC line penetrations, plumbing entries, garage door seals, and the roofline from the ground. We look for gaps the size of a nickel or bigger, gnaw marks, rub marks, and droppings – plus woodpiles and brush against the foundation, which is mouse habitat pressed against your house.
Step 2: Roofline and Eave Check
Ladder up. Every vent, every gap where the roof meets the wall, every pipe boot and chimney flashing. Ice dams lift flashing and snow load cracks vent screens over winter – even a house sealed last year develops new gaps. We find them.
Step 3: Attic Inspection
Up into the attic with a flashlight: droppings, nesting material, gnawed wires, compressed insulation, entry points from the inside. If mice were in there last winter and nobody knew, we’ll find the evidence.
Step 4: Crawlspace Check
Under the house: foundation vents, torn screens, gaps around pipes, signs of burrowing. The crawlspace is where many Tahoe homes are most vulnerable – and the place homeowners check the least.
