We’re going to tell you something most pest control companies won’t: the actual price.
Most companies make you call just to find out what they charge. Then you sit through a sales pitch and a “free inspection” that’s really just a setup for the upsell. We think that’s a waste of your time.
Here’s what rodent control in South Lake Tahoe actually costs.
Our Pricing
| Service | Price | What’s Included |
|---|---|---|
| Inspection & Report | Free | Full property walkthrough — attic, crawlspace, garage, roofline, foundation. Written report with photos of every entry point and sign of activity. |
| One-Time Rodent Removal | Starting at $199 | Includes the inspection + professional trapping + 2 follow-up visits to clear the house. |
| Removal + Full Exclusion | Starting at $349 | Trapping + sealing every entry point with rodent-proof materials (steel mesh, metal flashing, hardware cloth, cement). |
| Monthly Protection Plan | $49–$59/month | Regular visits, exterior bait stations, monitoring, and free re-treatment if activity returns. |
| Attic Cleanup & Restoration | Custom quote | Removal of contaminated insulation, commercial-grade sanitization, new blown-in insulation. Price depends on square footage and contamination level. |
Your actual price depends on three things: the size of your home, how bad the problem is, and how many entry points need sealing. We give you the real number after the free inspection — not a ballpark, not a range, the actual price for your specific situation.
How Our Pricing Compares
We checked. Here’s what rodent control costs across the country in 2026:
| Source | One-Time Removal | Exclusion | Monthly Plan |
|---|---|---|---|
| National average (HomeGuide, 2026) | $150 – $600 | Varies by home | $40 – $70/month |
| Rodent Killer | Starting at $199 | Starting at $349 | $49 – $59/month |
We’re in line with the national average. Not the cheapest. Not the most expensive. The difference is what’s included — full exclusion isn’t an add-on or an upsell with us. It’s the core of what we do.
Why Exclusion Costs More — And Why It’s Worth It
Let’s be straight about this. A $99 “rodent treatment” from a big-box pest company usually means a tech sets a few bait stations around your house and leaves. The mice die. Then new ones come in through the same gaps 3 weeks later. And you pay $99 again. And again.
Here’s the math:
| Approach | Year 1 Cost | Year 2 Cost | Total (2 Years) |
|---|---|---|---|
| Cheap bait-only visits ($99/visit, quarterly) | $396 | $396 | $792 |
| One-time removal + full exclusion | From $349 | $0 (problem solved) | From $349 |
Exclusion costs more up front than a cheap visit. But you pay once. The entry points are sealed. The mice can’t get back in. That’s it.
The $99-a-quarter company makes more money when your problem never goes away. We make money by solving it.
What Affects Your Price
Not every job costs the same. Here’s what moves the number up or down:
Home size A 1,200 sq ft cabin in Bijou Park has fewer entry points than a 3,000 sq ft two-story in Bijou Pines. Bigger homes take more time to inspect and more material to seal.
Number of entry points Some homes have 5 entry points. Some have 25. Each one needs to be sealed individually with the right material. More entry points = more labor + more material.
Severity of infestation A single mouse that just found its way in is a different job than a deer mouse colony that’s been nesting in your attic all winter. Heavier infestations need more traps, more follow-up visits, and potentially more extensive cleanup.
Attic and crawlspace condition If your attic insulation is contaminated with droppings and urine, it may need to be removed and replaced. That’s a separate job with its own pricing. We’ll tell you during the inspection if this applies to you.
Construction type Older Tahoe cabins — especially pier-foundation builds in Bijou Park, Al Tahoe, and Gardner Mountain — tend to have more entry points than newer construction. Original vent screens, unsealed utility penetrations, and gaps from decades of settling add up.
What You’re Paying For
When we quote you a price for removal + exclusion, here’s what that includes:
- Inspection — Free, detailed, with photos
- Professional trapping — Snap traps on confirmed runways, strategically placed
- Follow-up visits — We come back to check traps and monitor activity (typically 2 visits)
- Full exclusion — Sealing every entry point with rodent-proof materials
- Materials — Galvanized steel mesh, metal flashing, steel wool, hardware cloth, cement, weatherstripping. Real materials, not just foam and caulk.
- Warranty — If an entry point we sealed fails, or rodents get back in through our work, we come back and fix it. No charge. On a monthly plan, exclusion work carries a 12-month warranty.
What it does NOT include (and shouldn’t):
- Attic insulation replacement (quoted separately if needed)
- Structural repairs beyond rodent damage (e.g., dry rot, electrical repair)
- Landscaping or tree trimming (though we’ll tell you if a wood pile is providing mouse access)
Frequently Asked Questions About Pricing
Do you charge for the inspection? No. The inspection is free. You get a full report with photos. If you decide not to move forward, you still keep the report. No pressure.
Can I just get trapping without exclusion? Yes. Our one-time removal service (starting at $199) covers trapping. But we’ll be honest — if you don’t seal the entry points, the rodents will come back. In South Lake Tahoe, the first snowstorm sends a fresh wave of mice toward your house every fall. We’ve seen it hundreds of times. Trapping alone is a temporary fix.
Is there a contract for the monthly plan? [Placeholder — confirm contract terms with the business owner.]
What if the problem is worse than expected after you start? We give you a fixed quote after the inspection. If we find something unexpected during the job — like a major entry point behind a wall — we’ll call you, explain what we found, and give you a price for the additional work before we touch anything. No surprise charges.
Does homeowners insurance cover rodent damage? Usually no. Most standard homeowners policies exclude damage caused by rodents, including chewed wiring, contaminated insulation, and structural damage. Some policies cover secondary damage (like a fire caused by chewed wiring), but the rodent removal and repair work itself is almost always out of pocket. Check with your insurance provider for your specific policy.
